Does a $250 Per Day Fine Get Your
Attention?
The Maryland Lead Poisoning Prevention Program for rental
housing (affectionately known as House Bill 760) requires that
every rental property in Maryland built prior to 1950 be
registered with the Maryland Department of the Environment, Lead
Paint Division (410-537- 3877). Rental properties built between
1950 and 1978 may register and participate in order to receive
the limit of liability the Program provides. The Program
regulations require that PRIOR TO FEBRUARY 24, 2006 every
registered property must have met the Full Risk Reduction
Standard by passing either a lead dust test or a visual
inspection after undergoing the ten-step lead treatment
protocol.
Commencing as early as last summer, we attempted to alert
owners, property managers and rental agents of the February 24,
2006 deadline. The fine for failure to comply with this deadline
is $250 per day. Much to my amazement, there are still owners
and property managers who are either oblivious of this deadline
or who have ignored it. If you have not complied, call Alban
immediately for an appropriate lead inspection. MDE is out there
and will issue significant fines!

Rodney will retain his title of Chief, New Construction
Inspections and has agreed to become Client Relations Manager.
He will continue to be available to our other home inspectors,
our clients and their Realtors as new construction and code
questions arise. He will also be the point of contact for all
client callbacks and be responsible to resolve callbacks in the
most appropriate manner. This includes refunding the home
inspection fee, having Alban contribute to the cost of a repair
or finding other means to resolve client concerns and
complaints. Where the responsibility is not Alban’s, such as for
hidden defects, he will also deny liability with an appropriate
explanation.
As Alban continues to grow with additional staff as the amount
of work increases, these promotions will facilitate our business
and provide added service to clients and Realtors. |
